“Deluca is completing all the necessary work on the basins with approvals from Bensalem Township and  the Bucks County Conservation District. This is going to be a sizeable investment, prior to the development being sold out, which means that Deluca is being proactive. These actions will make the development more attractive. Once basins are completed, the association will take responsibility for maintenance and grass cutting. They have started on the basin behind the commercial property and the other on  St. Johns Ct and William Penn.”

 

“The mechanics liens that some Wellington Home Owners received were certain to be cause for concern.  However, if the home owner mortgaged through Deluca a call to Liberty would have provided relief in that each homeowner was covered by insurance against mechanic liens. In addition to the coverage by liberty, liberty was covered by Commonwealth.

 

There have been at least two articles in local papers, one of which is attached, that addressed the liens that home owners had to satisfy because their builder had not protected them. In some cases down payments were lost as the builder disappeared.

 

The point to be made is that Deluca has concern for their customers and took steps to have them protected against mechanic liens long before the economic problems began.  While there was concern and consternation while Deluca worked with the financial community, at this point Wellington is on solid footing.  Note the work being done on the basins.”

 

It’s up to all of us to help make Wellington an attractive  development. It works to our advantage in several ways; helps property values, will help sell out the development so dedication can take place and finally gives us pride in where we live.
